Panic bars and exit hardware in Austin

A push bar should let people leave and allow the door to secure as intended afterward. We assess the exit device with the door, strike and closer so the repair addresses the actual fault.

Device and symptom

Describe what fails at the exit

Does the bar move without releasing the door? Does the latch fail to catch after the door closes? Can people leave, but the outside key no longer works? These symptoms point to different parts of the opening. Tell dispatch which function has changed rather than assuming the entire panic device needs replacement.

If occupants cannot exit normally or there is immediate danger, contact the appropriate emergency response and responsible building manager. Do not add a chain, padlock or improvised latch to compensate for a faulty exit device. The first priority is maintaining an appropriate way for people to leave.

Compare the device configuration, not just the series name

Von Duprin 98 and 99 series devices illustrate how one commercial product family can cover different opening arrangements. The 98 has a smooth mechanism case and the 99 a grooved case, but appearance is only the start of selection. The device type, outside trim and fire-rated configuration matter to the replacement. Identify the complete existing model and required function before treating another bar in the same family as a direct swap.

Fit the opening

The device and the door work together

A panic bar is not independent of the frame, strike and hinges. A sagging door or a closer that stops short can prevent latching even when the device itself operates. The assessment should check the opening through a normal cycle and identify whether the fault belongs to the device, its trim or the surrounding hardware.

For a rear receiving door, explain if carts or deliveries regularly contact the hardware. For an entrance, note whether the problem appears throughout the day or after a particular use. Those observations help the technician understand wear and operation without pretending every business door has the same pattern.

Match the hardware to the opening

Rim, mortise and vertical-rod devices have different arrangements. A double-door opening may involve additional hardware and coordination between leaves. Existing preparation, door material, frame details and the required function affect which product can be used.

A replacement chosen only by the length or appearance of the bar may not suit the opening. Identify any readable device markings and provide a view of the complete door during the service discussion. Hardware availability and compatibility can affect whether a repair or full replacement is the practical choice.

Exit function

Rated doors and hold-open functions need care

Some devices allow a latch to be held retracted through a supported function often called dogging. That is not permission to keep every exit or rated door unlatched. The device type, door rating and approved function determine what is appropriate. Fire-exit hardware requires particular care when selecting parts or considering modifications.

Tell the technician about a fire label, inspection finding or building requirement. Do not remove parts or defeat the latching function to make daily use easier. A product adjustment is only useful when it preserves the required operation of the opening.

Outside entry and inside exit are separate checks

The exterior handle, cylinder or electronic trim controls entry from outside. A fault there does not necessarily mean the inside bar is defective. Likewise, an inside release problem should not be dismissed because a manager can still unlock the door from outside.

If electronic credentials are involved, include the access-control system in the assessment. The scope may involve both mechanical operation and a reader or controller function. Arrange access to the authorized system administrator rather than assuming the technician can change software permissions from the door.

Repair and test

Repair versus replacement

A serviceable device may need a compatible component, adjustment or work elsewhere on the opening. A damaged, unsuitable or unsupported device may justify replacement. Ask which part is responsible for the symptom and what the proposed repair will restore.

For replacement, the quote should identify the hardware and the required function, not simply say new panic bar. Existing holes, reinforcement and exterior trim may affect the installation. If damage extends into the door or frame, the scope should explain that separately so the new device is not mounted over an unresolved problem.

Plan the visit around occupants and deliveries

Give the exact entrance location and the manager's authorization contact. A delivery door behind a tenant space may have a different access route from the storefront address. Let dispatch know about receiving windows or building check-in requirements so the visit can be coordinated.

The business should plan any temporary route while the opening is being worked on. A busy customer entrance and an infrequently used rear exit still both need appropriate treatment. The opening may need to be taken out of use during repair; agree on the work arrangement.

What to check before the technician leaves

Review normal inside release, the return of the door and the intended latching. Check outside entry separately with the authorized key or credential. If the job includes an alarmed device, ask for its approved operating procedure and who will manage that function.

Record the model, parts changed and any remaining issue. If the door closer or frame requires another repair, make that responsibility clear. The next shift should know how the repaired door operates and whom to contact if the fault returns.

Common questions

Answers before you call.

Does every commercial door need a panic bar?

Requirements depend on the occupancy, opening and applicable rules. A website cannot determine that for an unseen building. Provide the door information and any inspection or design documents so the appropriate hardware can be assessed.

Can you repair a bar that does not latch?

The device may be repairable, but the cause could also be door alignment, the strike or the closer. The opening should be checked before replacing parts. Describe whether the problem happens during normal closing, outside entry or inside release.

Can we keep the latch retracted during business hours?

Only where the specific device and opening allow that function. Rated openings and fire-exit hardware can have different requirements. Do not use an improvised hold-open or disable latching without the appropriate assessment.

Will a new panic bar work with our existing outside key?

That depends on the trim, cylinder and compatible hardware options. Mention the existing key system before selecting the replacement. Maintaining one-key access may require a suitable cylinder or another planned change.
